A standard wall is a two by six stud bay, packed with insulation, done. A Passive House wall gets layered. You add continuous insulation outside that stud bay, then detail the airtight barrier that ties the whole envelope together. That's an extra layer of material and labor, and it's the piece that carries most of the upfront investment. On a well designed, simple shape, that added cost stays very manageable. The more complicated the shape of the house gets, the more corners and roof intersections you build in, the more that number grows. So the design itself is one of the biggest tools we have to keep this affordable, and it's something we work through with you early, before it ever shows up as a number on a budget.
Windows follow the same logic. Passive House calls for triple pane windows instead of the standard double pane you'd get on a code built home. That extra pane of glass and air gap cuts heat loss through the window significantly, and it pays for itself over time the same way the wall assembly does. The frames and the installation matter just as much as the glass, since a window is only as good as the seal around it. We detail the framing and the installation to carry that airtight barrier straight through the window opening, so the investment in the glass isn't undercut by a weak seal around it.
Where You Start Saving Right Away
Once you've built an envelope that tight, the rest of the house gets cheaper to build. You don't need the HVAC setup a code built home needs. Instead of a traditional ducted system with an air handler and an outdoor compressor, you can run ducted mini splits. Less equipment, way less labor to install, and if it ever needs replacing down the road, it's cheaper to replace too.
So really, the added cost is concentrated almost entirely in the envelope. Everything downstream of that starts saving you money immediately.
Maintenance Over Time
Because the wall assembly controls moisture so well, you don't get the slow rot and hidden water damage that shows up in standard homes over the years. Windows last longer. Trim lasts longer. Drywall, flooring, siding, roofing, all of it lasts longer, because none of it is sitting there fighting trapped moisture for two decades. It's a genuinely low maintenance house. Part of this comes from a piece of equipment most people have never heard of: an energy recovery ventilator, or ERV. Since these homes are sealed up so tight, you can't just rely on gaps and cracks to bring in fresh air the way a normal house does. So we install a system that constantly pulls stale air out of the house and brings fresh outdoor air back in, filtered, on a set schedule, all day long. Before that fresh air gets delivered inside, it passes by the outgoing stale air and picks up most of the heat or cooling that air was already carrying. So in the winter, incoming cold air gets pre warmed by the heat leaving the house. In summer, it works the other way. You get constant fresh air without constantly paying to heat or cool that fresh air from scratch.
The result is you're breathing fresh air constantly, without ever cracking a window and letting in pollen, dust, or outdoor allergens. Indoor air quality is on another level entirely. There's a mental side to this too, and it's easy to undersell: you're not lying awake wondering what's happening inside your walls that you can't see.
That's not nothing. A lot of homes have mold quietly growing in a wall cavity for years, and the people living there spend that whole time chasing nasal issues or allergy symptoms, never once connecting it back to the house. A Passive House is a set it and forget it kind of home. It's just doing its job in the background, and you get to stop thinking about it.

This goes right back to how well these homes handle moisture. The layered wall assembly is designed so moisture doesn't accumulate in the first place, and if any does get in, it's built to drain back out instead of sitting there and rotting something.
